Retractable Awning Cost Estimator
Most residential retractable awnings in the US land between about $2,000 and $8,000 installed, but cassette systems with sensors and lighting can pass $12,000. Size, frame type and motorization drive most of the difference. Set your options below for a planning range you can hold quotes against.
Assumptions behind the estimate
The estimator multiplies covered area by a per-square-foot range for each product family, applies a minimum price (small awnings do not scale down linearly because the motor, brackets and front bar cost the same), then adds options, installation and a regional factor.
| Product | Per sq ft | Typical minimum | What moves it |
|---|---|---|---|
| Manual open lateral arm | $16-32 | $900 | Arm quality, fabric brand, gearbox |
| Motorized open lateral arm | $26-48 | $1,700 | Motor brand and radio protocol |
| Motorized semi-cassette | $34-60 | $2,600 | Hood design, bracket system |
| Motorized full cassette | $45-90 | $3,500 | European premium frames, integrated lighting |
| Drop arm window awning | $22-50 | $500 | Manual vs motor, side channels |
| Freestanding retractable | $45-95 | $2,500 | Posts, ballast or footings, two-sided models |
| Motorized zip-track screen | $30-70 | $1,500 | Fabric, wind rating, height |

Frequently asked questions
How much does a 12 x 10 retractable awning cost?
A manual open model typically runs about $1,900-3,800 for equipment, a motorized one about $3,100-5,800, before installation. A full cassette version can reach $5,400-10,800.
Is motorization worth the extra cost?
For awnings wider than about 12 ft or projections over 10 ft, usually yes. Hand cranking a large awning takes dozens of turns, and people who find it a chore stop using the awning. A motor also makes an automatic wind sensor possible.
Why are online awning prices so much lower than local quotes?
Online kits usually exclude installation, often use lighter arms and generic motors, and leave warranty service to you. Compare like for like on arm design, fabric brand and motor brand; see direct-to-consumer awnings.
Do prices include sales tax and permits?
No. Add local sales tax and any permit fees. Most residential awnings do not need a permit, but some jurisdictions and HOAs require approval; see permits and HOA rules.
